A wide lawn and a deep veranda are what most people picture first. Both are wonderful, and both are shaped by the NCR heat more than by design.

A good veranda faces north or east so it stays shaded through the afternoon, with an overhang deep enough to keep out summer sun and monsoon rain. Ceiling fans, a stone or tile floor and a few chairs make it the most used room in the house.
Lawns look effortless and are not. Grass in this climate needs daily water through April to June, mowing through the monsoon, and feeding twice a year. Hardy local doob grass copes better with heat and neglect than ornamental varieties.
How to Plan It
Through the Year
Winter Oct - Feb
Lawn at its best; mornings on the veranda in the sun.
Cool, clear days; fog and haze on some winter nights.
Summer Mar - Jun
Water daily, mow high, and expect some browning.
Dry heat building to well over 40°C by May and June.
Monsoon Jul - Sep
Fast growth: mow often, clear drains, manage mosquitoes.
Heavy rain, humidity, fast growth and mosquitoes.
The Upkeep
Most owners keep a caretaker or mali on the plot. Ask us what the communities we list arrange for owners.
