Quick answer

How do you invest in a farmhouse or agricultural land near Delhi?

As a resident Indian, pick a corridor that fits your goal (Noida or Faridabad for weekend use, the Yamuna Expressway if you are buying on the airport story, Greater Noida for balance), choose a format (ready farmhouse, farm plot, managed farmland or raw land), verify the title on the revenue record and screen out floodplain, acquisition and Aravali-restricted land, then register paying about 7–8% in stamp duty and fees, complete mutation, and obtain a land-use permission before building.

  • NRIs and OCIs cannot buy agricultural land or farmhouses in India.
  • Budget 40–80% over the land price for a ready-to-use farmhouse.
  • Verify on the khatauni / jamabandi - not just the seller's papers.
  • Appreciation has varied widely by corridor; treat farmland as a 5–10 year hold.

05 · Process

The Buying Process, Step by Step

  1. Define Goal & Budget

    1 week

Weekend home, investment, organic farm or income? Fix an all-in budget (land + ~8% fees + set-up).

  2. Shortlist Region & Format

    1–2 weeks

Match drive-time and horizon to a corridor; pick ready farmhouse, plot, managed farm or raw land.

  3. Visit & Walk the Boundary

    1–3 weekends

See access road, neighbours, water and power on the ground - ideally in monsoon too.

  4. Verify Title & Zoning

    1–3 weeks

Khatauni / jamabandi, 30-year chain, encumbrance, mutation, floodplain / acquisition / PLPA checks.

  5. Agreement & Token

    1 week

Sign an agreement to sell with clear conditions; pay a token only after documents check out.

  6. Stamp Duty & Registry

    1 day

Pay stamp duty on the higher of deal or circle value; register at the sub-registrar.

  7. Mutation

    3–8 weeks

Apply for dakhil-kharij so the revenue record shows you as owner.

  8. Land-Use Permission & Build

    1–6 months+

Section 80 (UP) or farmhouse norms / CLU (Haryana), then boundary, borewell, power and construction.

08 · Returns

What About Returns?

Nobody can promise farmland appreciation - and we don't publish forecasts. Land can rise, stagnate or fall, and it is slower to sell than listed assets. What you can control is buying land whose value doesn't depend on luck.

What Tends to Hold Value

  • Clean, mutated title in your name
  • Recorded road access near an expressway exit
  • A clear permission route to build
  • Standard sizes - 1 bigha, 1 acre - that resell easily

What Erodes It

  • Floodplain, PLPA, forest or authority-notified land
  • Paper-only sales - GPA, notary, "registry later"
  • No legal access to the plot
  • Building first, permission never

10 · Avoid

Red Flags That Should Stop a Deal

!Floodplain Land

Riverside parcels in the Yamuna / Hindon floodplain have faced demolition drives.

!Authority-Notified Khasra

Land notified for Noida, Greater Noida, YEIDA or HSVP acquisition cannot be validly sold privately.

!Aravali PLPA / Forest Land

Construction is barred; courts have ordered demolitions in Faridabad.

!GPA-Only or Unregistered "Agreement" Sales

No registered deed, no mutation, no protection.

!Seller Not on the Latest Record

If the khatauni / jamabandi does not show the seller, stop.

!"Farmhouse Plots" with No Recorded Access

Landlocked parcels are hard to build on and hard to resell.

11 · Tax & Exit

How Farmland Is Taxed When You Sell

Rural Agricultural Land

Not a capital asset under Section 2(14) - no capital-gains tax on sale.

Urban Agricultural Land

A capital asset; Section 54B may exempt gains reinvested in agricultural land within 2 years.

Converted Land / Farmhouse

Generally taxed like any other property after land-use conversion.

Orientation only - confirm with a chartered accountant. Full tax chapter.

FAQ

Farmhouse Investment Questions, Answered

Publicly marketed gated farmhouse and farmland projects across Noida (Green Beauty Farms in Sector 135, Ashoka Farms near Sector 150), Greater Noida (Veda Farms), the Jewar airport belt (Aero Western Green, Nangalia, Palwal), Faridabad (Aravali Villas Farms Society, Silakhri) and Sohna / the Delhi–Mumbai Expressway (ONE Farms, RPS Sargam). Each listing names its source and the date it was checked.

Among listed projects that publish a rate, prices range from about ₹6,000 per sq yd (Ashoka Farms, Noida) and ₹9,750 per sq yd (Green Beauty Farms, Noida) to ₹23,000–₹24,990 per sq yd (Aero Western Green, near Jewar). A one-bigha (1,008 sq yd) farm therefore starts around ₹60 lakh in Noida. Add roughly 7–8% for stamp duty and registration, plus construction.

Resident Indian citizens can generally buy agricultural land in Uttar Pradesh, Haryana and Rajasthan without being farmers, subject to state ceiling limits and land-use rules. NRIs and OCIs cannot buy agricultural land, plantation property or farmhouses under FEMA - they can only inherit them.

No platform can verify land for you. We publish what each project or seller states, with the source and date, and flag inconsistencies. Before paying anything, check the seller on the latest revenue record, the chain of title, encumbrances, mutation and zoning - our 14-point checklist walks through each step.

No. Search, comparison, the guide and all calculators are free, and advisory and site visits are complimentary for buyers.

Returns come mainly from land appreciation, which has varied widely by corridor - indicatively from around 40–50% over five years in established Noida and Faridabad belts to roughly double around the Jewar airport corridor. Farming or managed-farm income usually adds a modest low-single-digit yield. Past appreciation does not guarantee future returns.

Once documents are verified, registry at the sub-registrar can be done in a day. Mutation in the revenue record typically follows over a few weeks, and a land-use permission for a farmhouse (Section 80 in UP or CLU in Haryana) can take several weeks to months.
