How to Read a Khatauni (UP) and a Jamabandi (Haryana) Before You Buy

The khatauni (Uttar Pradesh) and jamabandi (Haryana) are the revenue records that show who holds a piece of agricultural land, in what share, and under which khasra number. Before paying anything, check that every seller appears on the latest copy, that the khasra and area match the sale, and that no loan, dispute or government entry is recorded against it.

  • The record - not the seller's papers - is what proves who holds the land.
  • Every co-owner listed must consent and sign.
  • The khasra number and area on the record must match the sale exactly.
  • Look for remarks: loans, court orders, government or gram sabha land, acquisition entries.

Short answer: the revenue record tells you who holds the land. Read it line by line before you read anything else.

What to check, in order

  1. Names and shares. Every seller must be listed, with their share. Joint family holdings are common - all holders must sign.
  2. Khasra number. The plot identifier must match the sale agreement, the site and the map (shajra).
  3. Area. Usually in hectares or square metres. Convert to square yards and match it to what you are paying for.
  4. Remarks and entries. Bank charges, court orders, "sarkari" or gram sabha land, and acquisition notifications all appear here.
  5. Date of the copy. Use the latest certified copy - records change with every sale and mutation.

Then check what the record cannot show

  • Whether the khasra lies in a floodplain or an authority's planned sector.
  • Whether the Aravali parcel is PLPA-notified or forest-recorded (Haryana).
  • Whether there is legal road access.

The full list is in our 14-point due-diligence checklist.

General information, not legal advice. Have a local revenue lawyer verify the record for your specific parcel.

Frequently Asked Questions

Uttar Pradesh publishes khatauni extracts through its Bhulekh portal and Haryana publishes jamabandi records through its Jamabandi portal. Online copies are a starting point; get a certified copy from the tehsil for the transaction.

Stop. A seller who does not appear on the latest record cannot give you clear title, whatever other documents they show. Ask why - pending mutation, inheritance or a dispute - and have a lawyer resolve it before proceeding.
