Water decides what a farm plot can be: a lawn, a garden, a pool. Before any of them, find out where the water comes from and how much there is.

Most farmhouse plots rely on a borewell. Groundwater is regulated in both Uttar Pradesh and Haryana, and in many areas a borewell has to be registered or needs permission. Ask the seller for these papers rather than assuming.
A pool turns May and June into a pleasure, but it needs filtration, a cover or regular cleaning, and a reliable top-up supply. A rainwater recharge pit puts monsoon water back into the ground and is often encouraged.
How to Plan It
Through the Year
Winter Oct - Feb
Pool rarely used; a good time for repairs and re-tiling.
Cool, clear days; fog and haze on some winter nights.
Summer Mar - Jun
Peak use and peak water demand; check the borewell copes.
Dry heat building to well over 40°C by May and June.
Monsoon Jul - Sep
Recharge pits fill; keep pool water treated against algae.
Heavy rain, humidity, fast growth and mosquitoes.
The Upkeep
Most owners keep a caretaker or mali on the plot. Ask us what the communities we list arrange for owners.
