What We Check - and What We Don't.

A listing review makes property information clearer. It is not a legal opinion, a title guarantee or a valuation - and we say so on every page.

  1. 01

    Collect

We record each property from a named source - the developer's own material, a public portal listing, or the owner - with the date we checked it. Published figures are shown as published.

  2. 02

    Separate

Every listing keeps three things apart: how it is marketed, its recorded land classification, and its documented permitted use. A marketing name is never treated as a permission.

  3. 03

    Track Documents

Each document has its own status. Receiving a document only moves it to "Received" - it never becomes a clearance badge.

  4. 04

    Flag

Where a published report raises a risk - floodplain, protected Aravali land, enforcement - we add a sourced buyer advisory to the listing and keep it there.

  5. 05

    Re-check

Prices and availability are re-confirmed periodically. Listings show the date of their last update, and we flag anything older than 90 days internally.

Document Statuses

What Each Status Means

Not Yet Shared
The seller has not given us this document. Ask for it before you pay anything.
Received
We have a copy. Nobody has reviewed it yet - receipt is not a clearance.
Under Review
A reviewer is checking it against the stated scope.
Reviewed Within Stated Scope
Reviewed by a named person, on a recorded date, within a written scope. Read the scope: it says what was and was not checked.
To Be Confirmed
Something needs an answer - a published risk, a mismatch, or a missing link in the record.
Not Applicable
Does not apply to this property, and the reason is recorded.

A Review Covers

  • Whether a document was supplied, and its date
  • Whether names, khasra numbers and areas match across the documents we hold
  • Published reports that raise a risk for the area
  • Whether the stated permission route exists on paper

A Review Does Not Cover

  • A legal opinion on title - use a local revenue lawyer
  • A survey of the boundary on the ground
  • A valuation or any forecast of price or rent
  • Anything we haven't been given

Seen something wrong on a listing? and we'll check and correct it.
